Frederick tech park adds two new leases

FREDERICK, MD (September 19, 2107) — A Frederick commercial park will add two businesses in the coming months, including a second location for a longtime city business.

Riverside Technology Park is expected to be the site of a new location related to the Equipment Development Co., which has a location on Thomas Johnson Drive in Frederick.

EDCO, which makes concrete grinders, saws and surface-preparation equipment, was founded more than 55 years ago.

But the company started a new division about five years ago known as EDCO Fabrication, which makes parts for other manufacturers’ products, said EDCO’s Jason Stanczyk.

EDCO Fabrication has outgrown the Thomas Johnson Drive location, and the company plans to move that part of the business out to the new location at 8430 Spires Way in the 44-acre technology park.

The company’s main business will stay on Thomas Johnson Drive, Stanczyk said.

The new business will take up 29,280 square feet of an approximately 87,000-square-foot building on the site.

Stanczyk said the company hopes to move into the new space by the end of the year.

The technology park’s owner, St. John Properties, also announced that the Royal Farms chain of convenience stores has leased a site with plans to build a 5,371-square-foot store and gas station in the park.

The Baltimore-based chain has nearly 180 stores in Maryland, Delaware, Virginia and Pennsylvania.

Royal Farms did not return a request for comment Tuesday, but the release from St. John Properties said that the company is expected to break ground in the fall with an opening expected in mid-2018.

The additions of Royal Farms and EDCO leases bring the tech park’s capacity to about 90 percent leased, said Matt Holbrook, of St. John Properties.

Construction on the property, which contains 487,000 square feet of business space, began in 2001. The final building was completed in 2008.
