Annapolis Junction TOD Gets New Office Building

St. John Properties, Inc. plans to bring office space to the Annapolis Junction Town Center transit-oriented development.

ANNAPOLIS JUNCTION, MD (August 12, 2015) — St. John Properties, Inc. plans to bring office space to the Annapolis Junction Town Center transit-oriented development. This week, the Baltimore-based company, in partnership with Somerset Construction Co., revealed that it indents to build a four-story office building as part of the mixed-use project.

The new 100,000-square-foot building will be located at 10170 Junction Dr., adjacent to Howard County’s recently completed Savage Maryland Rail Commuter Rail (MARC) Station and its existing 700-space commuter parking garage. According to St. John, the facility will be LEED Silver certified, with 25,000-square-foot floorplates and brick and glass exterior.

St.  John only recently took control of the project, which was formerly being developed by Corporate Office Properties Trust. The Baltimore-based developer plans to break ground this fall and expects to deliver the new building in the fall of 2016. The cost of the office project was not revealed.

The state of Maryland has designated the 19-acre Annapolis Junction Town Center development a BRAC zone. Once fully finished, the mixed-use project will include a 416-unit apartment community, a 150-key hotel, 17,450 square feet of retail space, in addition to the 100,000-square-foot office building and the state-of-the-art MARC Station. Southern Management Corp. and Somerset Construction Co. are developing the residential and retail portions, and are currently looking for a partner for the hospitality component.
