St. John Properties Invests in Maryland Office Market

Baltimore (August 24, 2016) – St. John Properties Inc. is currently constructing 10 separate buildings comprising nearly 650,000 square feet of speculative space situated throughout Maryland’s Anne Arundel, Baltimore, Carroll and Howard Counties.

“This spec development spans across multiple counties in Maryland, in areas where our clients are currently looking to move or expand,” Richard Williamson, St. John Properties’ senior vice president of leasing, told Commercial Property Executive. “In addition, some of the development is in new mixed-use communities, designed for a live-work-play lifestyle.”

The development includes more than 400,000 square feet of Class A office space, including four buildings comprising nearly 265,000 square feet of space in Anne Arundel County.

In Baltimore County, the company is developing a three-story, 75,000-square-foot office building within Greenleigh at Crossroads near White Marsh, as well as two flex/R&D buildings at the Dolfield Business Park containing approximately 39,000 and 31,000 square feet of space, respectively.

The Carroll County project entails the development of a flex/R&D building offering nearly 30,000 square feet of space at Liberty Exchange; and in Howard County, St. John Properties is developing a four-story, 100,000-square-foot Class A office building in Annapolis Junction Town Center, which will contain 416 luxury apartment homes, a 150-key hotel, 17,450 square feet of retail space and a 700-space intermodal commuter parking garage serving the MARC Station. A four-story, 105,000-square-foot Class A office building is also in the works in Maple Lawn, a 600-acre mixed-use business community located off MD Route 29 in Fulton.

“Our development at Annapolis Junction is in a new mixed-use transit-oriented development, which will contain a mix of retail, luxury apartments, Class A office space and a MARC train station with a 700-car parking garage,” Williamson said. “Maple Lawn is an award-winning mixed-use community in Howard County, and the new Greenleigh at Crossroads will be the premier live-work-play destination in Baltimore County.”

Each of the multi-story office buildings will be constructed to satisfy LEED Gold requirements, while the flex/R&D buildings will satisfy LEED Silver requirements. St. John Properties is a leader in green development, with 39 buildings currently LEED certified.
