St. John Properties Breaks Ground on Two New Office Buildings at The GATE at APG

BALTIMORE (June 20, 2012) – St. John Properties, Inc. has initiated construction on 6170 and 6160 Guardian Gateway, two new single-story, Class “A” office buildings located within The Government and Technology Enterprise (The GATE) project, a 416-acre business community located inside Aberdeen Proving Ground (APG) in Harford County. Upon these buildings’ completion in the first quarter of 2013, St. John Properties will have constructed twelve office and research and development (R&D) buildings within the past three years at APG, totaling more than 640,000 square feet of space.

6170 and 6160 Guardian Gateway total approximately 47,000 square feet of space and both are designed to achieve Leadership in Energy and Environmental Design® (LEED) Silver Certification for environmental sustainability. The GATE’s unique location inside the secure cantonment area of Aberdeen Proving Ground makes it the hub of the government contracting community that supports the installation’s various commands. In addition to an ultra-secure campus and buildings that achieve federal anti-terrorism/force protection requirements, tenants of The GATE enjoy unparalleled access to their federal customers.

St. John Properties has the capacity to build up to two million square feet of Class “A” multi-story and single-story office space, as well as research and development (R&D) flex/office and retail space at The GATE. The project includes numerous government contractors and agencies that support APG including The Boeing Company, CACI, General Dynamics, L-3 Communications, Raytheon, Science Applications International Corporation (SAIC), Harris, CGI, Rockwell Collins and others.

Earlier this year, St. John Properties initiated construction on 6190 Guardian Gateway, a new three-story, 75,000 square foot Class “A” office building that is on track to be completed in November 2012.

“With continued activity from new companies looking for a presence inside the fence line of Aberdeen Proving Ground, as well as momentum among existing tenants needing expansion space, we are committed to building speculatively to satisfy the demand of tenants looking to be on the Proving Ground,” stated Matt Holbrook, Regional Partner for St. John Properties, Inc. “APG is now positioned as the nerve center for the Army’s technological development and procurement activities, and we are experiencing sustained long-term interest among government contractors and affiliated agencies that require a location within the APG community. The GATE remains the sole business community location that provides this connection to APG.”
